Commercial Office Fit-Out – 125 Old Broad Street, EC2N

Project Overview:
A complete MEP design was undertaken for the Category B fit-out of three levels within a prestigious Grade A office space at 125 Old Broad Street in the heart of the City of London. The building, situated in a high-density commercial district, required detailed coordination with existing core services and strict compliance with tenant design guides.

Scope of Work:

  • Mechanical design including HVAC zoning for multiple occupancy scenarios.
  • Electrical load assessment and design for high-density desk configurations.
  • Lighting design to LG7 standards and integration with lighting control systems.
  • Modifications to existing fire alarm and sprinkler systems.
  • Coordination with base build systems and landlord interface requirements.

Challenges:

  • Ensuring air conditioning zoning aligned with flexible desk policies.
  • Managing heat loads due to AV and IT equipment.
  • Limited ceiling voids required detailed spatial coordination.

Outcome:
The project was delivered within the specified design programme. The detailed MEP design enabled smooth contractor installation with minimal RFIs. The client reported improved thermal comfort and energy efficiency.
