A vacant corner unit at Westfield Manchester was transformed into a vibrant specialty coffee bar and bakery featuring an open production kitchen, central service bar, and flexible seating arrangements. Our scope
MEP Engineering: HVAC, make-up air, domestic hot and cold water, drainage, grease management, electrical power and small power, lighting, emergency lighting, fire alarm, and sprinklers
Kitchen extract design with multi-stage abatement and acoustic lining
Structural inputs for local slab strengthening, new openings, and back-of-house plant supports
Energy and sustainability inputs for Building Regulations Part L compliance and appropriate sub-metering
BIM coordination with the architect, landlord team, and fit-out contractor
Key challenges
The project had several key challenges, including strict landlord rules regarding façade penetrations and visible plant. The unit’s location near the cinema required additional attention to noise control to ensure customer comfort without disturbing nearby screenings. Space for risers and back-of-house services was limited, requiring creative solutions to meet all regulatory and operational needs while respecting the design intent.
Compliance and approvals
The project was designed and documented to meet UK regulations and typical landlord technical standards, including Part B (Fire Safety), Part F (Ventilation), Part L (Energy), Part M (Access), BS 7671 (Electrical Installations), BS 5839 (Fire Detection), and BS 5266 (Emergency Lighting). All odour and noise control measures were calculated and evidenced through supplier certifications and third-octave attenuation testing, ensuring a streamlined approval process with the landlord and Building Control.
Outcome
Comfortable space: Stable indoor conditions with even temperatures and low background noise, even during peak mall traffic.
Efficient design: Energy use was reduced through heat recovery, CO₂-based demand control, and LED lighting.
Compliance: The project was fully compliant with Part L, Part F, and Part M regulations, ensuring code compliance and seamless approvals.
Operational efficiency: Sub-metering helped the client track energy use, while simple, user-friendly controls allowed staff to easily operate the space.
