Project Overview
This project involved the refurbishment and redecoration of an existing ground-floor restaurant within a commercial building at 110 Cannon Street in the City of London. The red-boxed area on the plan denotes the existing restaurant footprint, which the client sought to refresh with a new interior design and upgraded building services while retaining and optimising parts of the existing MEP infrastructure.
The interior design and initial MEP concept were prepared prior to our appointment. InnoDez was appointed to deliver the full MEP Stage 4 design, developing the concept into coordinated, build-ready technical information suitable for construction, approvals, and contractor pricing.
Our Appointment & Scope
InnoDez was appointed as the MEP design consultant, responsible for developing the mechanical, electrical, and public health systems in line with RIBA Stage 4 requirements. Our scope included:
– Design development of existing and new mechanical ventilation systems, including kitchen extract, fresh air supply, and comfort cooling.
– Coordination of electrical services, including lighting, small power, life safety systems, and equipment power.
– Detailed public health design, covering domestic water, drainage, and kitchen services.
– Integration with the architect’s interior layout and back-of-house kitchen planning.
– Preparation of coordinated Stage 4 drawings, specifications, and technical schedules.
A key driver for the project was maximising reuse of existing services where feasible, while ensuring full compliance with current UK Building Regulations and industry standards.
Mechanical Design Approach
The mechanical strategy focused on balancing operational performance with reuse of existing systems:
– Existing kitchen extract ductwork and canopy systems were reviewed and retained where possible, with design checks carried out against current standards.
– Fresh air and toilet extract systems were rationalised and upgraded where required to suit the revised layout and occupancy.
– Comfort cooling systems were coordinated with ceiling and architectural constraints to maintain visual cleanliness in front-of-house areas.
All systems were developed to align with CIBSE guidance, DW/172 requirements for kitchen ventilation, and Part F of the Building Regulations.
Electrical Design Approach
The electrical design supported both the operational needs of a commercial kitchen and the client’s interior design aspirations:
– General and feature lighting layouts were coordinated with the interior designer to enhance the dining experience while meeting required lux levels.
– Power provision was developed for kitchen equipment, specialist appliances, and back-of-house areas.
– Fire alarm, emergency lighting, and life-safety systems were carefully integrated with the existing building systems.
– Data, CCTV, and AV allowances were incorporated to support modern restaurant operations.
Public Health Design
The public health design was tailored to a high-intensity hospitality use:
– New and existing hot and cold water services were coordinated to serve kitchen equipment, bars, and welfare areas.
– Drainage systems were developed with appropriate gradients, ventilation, and grease management strategies for kitchen use.
– All designs were developed in line with UK regulations, best practice, and maintainability requirements.
Outcome
The result was a fully coordinated RIBA Stage 4 MEP design package, providing the client and contractor with clear, buildable information to progress confidently to construction. The design supports a refreshed restaurant environment, efficient kitchen operation, and long-term maintainability, while respecting the constraints of an existing City of London building.
